Novi Real Estate Market
The median listing price of homes for sale in the Novi real estate market is in the low $300s, a year-over-year increase of 15 percent. About 66 percent of residents living here are currently homeowners, and the median rent cost is around $1,000, about nine percent higher than last year.
Single family home prices start in the upper $100s for three bedrooms in around 1,300 square feet of living space. Typical houses showing at the median price point offer four bedrooms and about 2,200 square feet. And at the high end of the housing market are luxury homes priced from the million-dollar mark to the low $2 millions. These high-end properties feature four to six bedrooms and up to 7,000 square feet of living space, and may showcase views of Island Lake or Walled Lake. There are a few historic homes on the market; most are ranch or split-level ranch styles dating to the 1950s and 60s, but there are also turn-of-the-century Colonials and 1920s Cape Cods.
Condos and townhome properties make up about 20 percent of Novi’s real estate market. Listing prices range from the low $100s for two-bed, one-bath units in around 900 square feet to spacious townhomes priced in the mid $600s.
Prospective homebuyers looking for new construction subdivisions have several purchasing options in Novi. Pulti is the most active builder in the city, with homes on the market in Dixon Meadows from the mid $400s, Oberlin from the upper $400s, and Berkshire Point and Beacon Hill, both from the low $400s. Toll Brothers is active in Ridgeview of Novi from the low $400s and at Island Lake of Novi from the mid $600s. Singh Homes offers new construction in Tollgate Woods from the upper $400s.

Outdoor community recreation is a popular pastime in Novi neighborhoods. The city maintains 11 public parks, a dog park, a growing trail system for pedestrians and bikers, an activity center, and an ice arena. Lakeshore Park is one of the largest municipal parks in the region and features a swimming beach, a 10-mile mountain bike trail to tour, and a separate biking trail just for kids. Maybury State Park is just outside the city’s southern border and offers hiking, biking, equestrian, and cross-country ski trails. It also features a working farm with year-round demonstrations of life in the early 20th century. There are also several golf courses nearby, including Lyon Oaks, Coyote, Links of Novi, and Tanglewood.
Novi is home to nearly 2,000 businesses and is a major shopping destination for the region; Twelve Oaks Mall and Novi Town Center offer more than 250 shops and restaurants combined. There’s also Twelve Mile Crossing at Fountain Walk and Main Street Novi Shopping Center.
Top employers in the city include Novi Community School District, automotive supplier Magna International, Ryder, and St. John Providence Health System. The median household income is $80,000, which is nearly 50 percent higher than the national figure, and the cost of living is only eight percent higher than the US average.

The neighborhood children of Novi residents may attend schools in one of four public school districts, depending on where they live: Novi Community Schools, Northville Public Schools, South Lyon Community Schools, or Walled Lake Consolidated School District. Schools in Novi that receive a perfect 10 out of 10 score from the school ranking website GreatSchools.org include Novi Woods, Orchard Hills, and Deerfield Elementary Schools; Novi Meadows and Novi Middle Schools; and Novi High School.
